We offer three types of survey :-
(i) Valuation
A valuation is a restricted inspection and makes general observations only. When carried out on behalf of a mortgage lender the survey will comment on matters affecting the security of your mortgage lender's loan. The report describes the property, its location and condition (internal and external). It will refer to tenure, planning and building control matters.
(ii) Homebuyers Survey and Valuation (HSV)
A Homebuyer Survey and Valuation (HSV) is a far more detailed survey than the above, set out in a standard 'user friendly' format, defined by the RICS (Royal Institution of Chartered Surveyors). It is primarily designed for conventional properties built within the last 150 years, that are in reasonable condition.
An HSV includes details of:
(a) The property's general condition
(b) Any major faults, in accessible parts, that may impact on the value of the property
(c) Urgent and significant matters that require assessment before exchanging contracts, including recommendations for any further specialist inspections
(d) Results of any testing of walls for dampness
(e) Commentary on timber defects including woodworm or rot
(f) Comments on the existence and condition of damp-proofing, insulation and drainage (although drains are not tested)
(g) Commentary on movement and structural related matters
(h) Advice on safety and maintenance matters
(i) An overall impression of the services (however, not tested)
(j) Outbuildings will be inspected and commented upon but only in respect of serious defects
(k) Site boundaries etc. will be reported upon in relation to special risk, such as large nearby trees
(l) Matters which should be investigated or acted upon before legal commitment to purchase
(m) A clear and concise overview of the market value and marketability
(n) A recommended cost of re-construction in the event of damage (such as fire, for insurance purposes).
The inspection will look at all reasonably accessible parts of the property internally and externally (from ground level or publicly accessible areas).
(iii) Building Survey
A comprehensive form of survey generally recommended for large, older or unusual properties. Every aspect of the property is looked at as for the Homebuyer Survey and Valuation, but in greater depth.
A building survey includes details of:
(a) Major/minor faults
(b) Implications of any possible defects and the possible cost of repairs
(c) Results of any testing for walls for dampness
(d) Commentary on timber defects including woodworm or rot
(e) Comments on the existence and condition of damp-proofing, insulation and drainage (although drains are not tested)
(f) Extensive technical information on the construction of the property and details about materials used
(g) Details of the location
(h) Recommendations for any further specialist inspections
